What is Lark Chapel Hill?

It’s a high-quality apartment community designed especially with University of North Carolina students in mind. Lark Chapel Hill features a variety of spacious, furnished apartments plus a full set of community features such as a clubhouse, pool, fitness center and more. All just minutes from the UNC campus.

Is Lark part of the University of North Carolina?

Can I live with friends, or can you match me with roommates?

You can select your roommate(s), or you can apply on your own and we can match you with other students. Applicants answer a short list of lifestyle questions to help in the matching process.

What are per-person contracts?

Instead of requiring all roommates to sign a joint lease, each person at Lark Chapel Hill has his or her own individual contract, with one person per bedroom. This means you are only responsible for paying for yourself — not your roommates. Even if a roommate moves out or other bedrooms in your apartment are empty, you only pay the rate for your bedroom. What is included in the rent?

Each resident at Lark Chapel Hill pays a flat rate that includes:

  • High-speed Internet
  • Water/sewer, trash removal
  • Washer and dryer in each apartment
  • 24-hour on-site management
  • Community features — pool, fitness center, clubhouse, etc.

What size are the apartments at Lark?

1 to 4 bedrooms, with a private bathroom for each bedroom.

Are the apartments furnished?

Yes, all apartments at the Lark Chapel Hill include a furniture package including a full-size XL bed, dresser, desk and chair in each bedroom, and a sofa and armchair, end table, coffee table and entertainment stand in each living room. Plus, all residences also include a breakfast bar and counter stools, or a dining table and chairs. To see a sample of the furniture and other finishes, please visit our model residences.

When do the contracts start and end?

The standard term is August 11, 2023 to July 25, 2024, with payments made in 12 equal installments. Other alternate dates may be available; please inquire with our staff. Click here to see a sample Housing Agreement.

Is a co-signer or financial guaranty required?

After a Housing Agreement is signed, each resident is required to secure their financial obligation in one of three ways: by providing a qualifying guarantor (often a parent); by pre-paying the final 2 installments; or by purchasing a third-party guaranty from our partner, Leap. In limited cases, we may also waive the requirement for a financial guaranty if a resident has sufficient income of their own.

Can I pay by credit card?

Yes. Residents can pay online 24 hours per day, by credit card or ACH electronic checking. Lark Chapel Hill also offers automatic payment by either credit card or checking account — just fill out one page, one time and payments will be made automatically. Convenience fees apply for credit card and debit card payments.

Will my financial aid cover charges at Lark?

Your living costs at Lark Chapel Hill can be covered by financial aid, just like on-campus housing. Any available financial aid funds, after university charges are satisfied, are released to the student for non-institutional expenses, such as off-campus housing. These funds can be used to pay charges at the Lark. Normal payment deadlines will continue to apply.

Is Lark open to non-students?

Nearly all the residents at Lark are students at the University of North Carolina – Chapel Hill. The per-person contracts are also designed with students in mind. Nonetheless, Lark Chapel Hill is an Equal Opportunity housing provider and welcomes applications from non-students. Family members are welcome as well, subject to occupancy limits. Because of the need to match student roommates, non-students must apply together with enough roommates to fill the desired residence.

What kind of safety and security are provided?

Lark Chapel Hill has fire sprinklers, and electronic locks plus individually locking bedroom doors. Community courtesy patrols are provided at select times. Management staff are also on-site 24×7 and can be reached by a 24-hour phone number.

What are the policies on pets, smoking and guests?

Lark Chapel Hill is a pet-friendly community, subject to limitations on animals and breeds. The community is smoke-free in all indoor areas. Guests are welcome at all times, subject to the consent of roommates and security considerations. Overnight guests are welcome, with limits on the number of days and guests.

Can I park my vehicle at Lark?

Lark Chapel Hill offers available reserved parking plus rideshare-preferred parking spaces. Limited guest parking is also available at no charge.

What other transportation options will I have?

Lark Chapel Hill has two private shuttles that run every 15-30 minutes, with service to campus when class is in session. For more information about our shuttle schedule, click here.
